Invitation to Tender for Café at the CareBright Community Hub11/06/2018

CareBright Community is Ireland’s first purpose built community for people living with dementia located in Ardykeohane, Bruff, Co. Limerick. Beautifully designed specifically for people living with dementia, the Community has three bungalows, each containing six private living spaces and gardens. The space and design of each is pivotal in enabling residents to feel a great sense of belonging, comfort and security. The Community also focuses very strongly on the outdoors. Our expansive 4-acre space has a large kitchen garden, sensory and remembrance gardens, outdoor seating areas, boithrin “little road” style walkways and animal sanctuary. The Community is a lifestyle choice based on a social approach. It provides a supportive environment for people living with dementia, ensuring that all can participate in the warmth and support of our community.

At the CareBright Community, we are drawing from the 20 years of experience in supporting people living with dementia in the community. Our open plan household design aims to enhance a positive living experience, whilst promoting independence within a supportive environment. The Community Hub will provide vital support to the wider community to include café, sensory room, hairdressing salon and gym.


CareBright Café

The café comprises of a 40-seater café with an adjoining room that can seat up to 40 persons. A fully fitted commercial kitchen with all electrical appliances and a coffee and salad bar has been fully equipped.

The café is located on the outskirts of Bruff town (opposite Bruff GAA).The café is located in the front of the building and is accessible through the main foyer. It is an integrated, shared space rather than a separate location in the hub, and hence a key element to the hub. It is important that anyone taking on the franchise takes into consideration the fact that the café is not a separate location, and by its very nature as a shared space, is effectively part of the CareBright Community. We will provide a social club to persons living in the community on assigned days of the week.

Franchise Duration: Commencing late summer 2018. To be reviewed after 6 months and then annually with the option to renew for up to two years at the discretion of CareBright.

Separate entity: The franchisee must remain a legally registered company while trading at the CareBright Community. The franchisee is entirely a separate entity to CareBright. The franchisee will be responsible for their business administration and operate wholly as an independent business.

Staff: The franchisee employees are not, nor will be or ever become employees of CareBright under this contract. CareBright Community has no legal responsibility towards the employees of the Franchisee 

Daytime Café Hours: The CareBright Café is open all year from 9.00 AM to 6.00PM.

Cleaning: The franchisee is responsible for the maintenance and cleaning of the kitchen and restaurant.

Utilities and Waste: The Franchisee will be responsible for any bills, electricity, gas, refuse collection, cleaning, all taxes and returns, social welfare contributions, any other levies required by law. The operator must pay these, and no responsibility shall lie with CareBright.

WI-FI: CareBright will provide complimentary WI-FI.

Insurance: TheFranchisee must provide liability insurance in respect of its employees and public liability insurance for the customers of the café and provide evidence of the same annually. All incidents and accidents must be recorded accurately at the time of happening. All prospective contractors prior to commencement of operation must have:

  • Employers Liability Insurance Cert (€5m)
  • Public Liability Cert (€5m)
  • Professional Indemnity Insurance (€5m)
  • Health and Safety Policy (as per standard)

Health and Safety: The franchisee will require at all times to monitor health and safety issues and to provide daily cleanliness of the café, including safe and timely disposal of rubbish and cleaning of equipment and interiors.

The franchisee will be required to train staff on health and safety matters and HACCP requirements.

Café Size: The capacity in the café area is approx. 40 covers with additional 40 covers in adjoining room that can be opened out to main café. In addition, an outside area that is tiled allows for the possibility of extra capacity during clement weather.

Café Fixture and Fittings: The café building, fixture and fittings are the property of CareBright CLG.

Financial Requirements: The café is offered for an initial one-year period with a six-month review. A weekly fee will be negotiable. This fee must be paid monthly on the third day of the month. A deposit of 8 weeks rent will be required prior to operation. The contract becomes invalid on the non-payment of the rent or if the contract is not fully adhered to and the café must be vacated immediately. Should the franchisee wish to vacate the premises and thus the contract ends, 8 week’s written notice must be given to CareBright.

The successful candidate will: Operate the café in a professional and flexible manner that will closely reflect and complement CareBright community ethos Offer value for money and a quality product Provide catering as agreed for social club on agreed days Work collaboratively with both management and staff of the Community in the best interests of the hub.
